Design For Place has been expanded and updated

The Australian Government’s Design For Place house plans have just been updated and expanded to capture new National Construction Code 2022 requirements for energy efficiency, accessibility and liveability.

Design For Place offers free home plans created by an architect in collaboration with an energy assessor. The plans are optimised for 9 key locations across Australia. They can be used as is, or as a basis for homeowners to work with their builder, designer or architect to adapt their home to individual needs and local conditions.

Recent updates to Design For Place include the release of two new home plans, with a total of five designs now available, including 2, 3 and 4-bedroom options.

The updates also include new features like step-free access, an accessible bathroom and extra space in doorways and hallways to meet new liveability and accessibility requirements.

Design For Place even offers several options for meeting and exceeding the energy efficiency requirements set out in the National Construction Code (NCC).

Every Design For Place plan comes with predicted Nationwide House Energy Rating Scheme (NatHERS) energy performance ratings. The NatHERS star rating indicates how efficient a new home is to heat and cool, while the new NatHERS Whole of Home (WoH) rating measures the energy use of the entire home, including common household appliances such as heating, cooling, hot water andlighting, offset by the energy provided by solar panels and battery storage.

Using the NatHERS pathway, NCC requires most new houses to achieve a rating of at least 7 stars and at least 60/100 WoH. Design For Place plans come with three design options that show how simple changes can increase energy performance above these minimum standards and save homeowners money.

For example, the baseline 4-bedroom Telopea house optimised for the Melbourne climate is predicted to achieve a 7.4-star rating and cost approximately $1,251 per year in energy use. At 8.2 stars, option 2 for the Melbourne Telopea home is expected to cost only $250 in energy use annually, saving $1,001 per year.

New case studies added to Your Home

Three new case studies of sustainable, energy-efficient houses are now available in Your Home’s collection.

Winner of the Housing Industry Association’s National GreenSmart Energy Efficiency Award 2022, Torbul Hill house (pictured) is an off-grid, 8.4-star NatHERS rated home in Southern Tasmania. Read the case study here.

Two video case studies have also joined Your Home’s case study collection. The Redfern case study features a community housing project that transformed a former Sydney depot into an urban renewal apartment complex with an average 8-star NatHERS rating. And the Yellow Rock case study showcases a Bushfire Attack Level (BAL) 40 rated, intergenerational passive house built in the Blue Mountains.
